Naples Housing Market Holds Steady Through Summer 2025

The Naples housing market held steady during the summer, with inventory decreasing to pre-pandemic levels and an overall median closed price showing strong value retention.

According to the August 2025 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island):

  • Closed sales increased 11% to 604 closed sales from 544 closed sales in August 2024.

  • Inventory of homes declined month over month through the summer but increased 9.1% in August to 4,892 properties from 4,485 properties in August 2024.

Broker analysts reviewing the report believe one reason inventory fell during the summer was because sellers pulled homes off the market, a familiar summer occurrence that creates shadow inventory. Another factor was an increase in pending sales, which outperformed activity for the last four consecutive months compared to 2024.

Overall, the August report confirms that the Naples housing market continued to retain its desirability through the summer.

Sherry Stein commented that buyers now have a window of opportunity. Those who were priced out of the market during the pandemic can find more options today and more sellers open to negotiate.

Many properties are expected to come back onto the market before the end of the year. Ryan Bleggi noted that sellers who removed their homes from the market over the summer expecting higher prices later may be disappointed. Pricing is still trending downward, so unless properties return at a price buyers are willing to pay, they may not sell. Buyers are acting quickly on opportunities they don’t want to miss. The median closed price in Collier County is still up roughly 80% compared to 2019, which is positive news for sellers.

Stepping Outside the Shadow

The report showed the overall median closed price in August decreased 1.1% to $588,500 from $595,000 in August 2024. Shadow inventory influenced prices in the Naples single-family home market.

Single-Family Homes

  • May: 3,120 homes, median closed price $704,000

  • August: 2,418 homes, median closed price $732,000

Condominiums

  • May: 3,404 condos, median closed price $450,000

  • August: 2,474 condos, median closed price $408,000

Mike Hughes noted that the older condominium market in Naples faces challenges. However, if reserves are adequate and milestone inspections are fine, condos should still sell if priced correctly and presented well.

Cindy Carroll added that the market reached its peak in early 2022. The median closed price in August 2025 is higher than August 2022, showing confidence in the market. She cautioned that if shadow inventory returns at previous list prices, these homes may join overpriced listings. Working with a REALTOR® to price the home properly ensures it sells within a reasonable time frame.

Jeff Jones stated that the market has shifted from an extreme buyer’s market to a more balanced market over the past few months. Motivated sellers with realistic prices are benefiting, but shadow inventory could impact sellers who fail to price competitively.

The report provides comparisons of single-family home and condominium sales (via the Southwest Florida MLS), price ranges, geographic segmentation, and overall market summary.

Comparisons & Projections

Ryan Bleggi highlighted that both pending and closed sales were up this summer compared to last summer.

Budge Huskey noted that while closed sales are 25% lower than 2019, pending sales are strong, suggesting the closed sales gap will shrink in the coming months. However, activity in September and October should be compared cautiously due to hurricane-related market stress in previous years.

Mike Hughes said the first four months of the year are the busy winter season. Activity was down at the start of 2025 but is expected to be largely made up over the remainder of the year. The relatively quiet hurricane season this September has also helped sales.

Adam Vellano reported that homes priced correctly achieve a list-to-sale price of 97–98%, while homes priced incorrectly drop to 90% after the first 30 days.
