Marco Island’s Summer Restaurant and Marina Landscape

Drive past 844 Bald Eagle Drive this week and you will see lights on, cars in the lot, and a dining room working through a Tuesday night in mid-August. Across the island, at Marco Beach Ocean Resort, Sale e Pepe sits dark. The marble floors and hand-painted frescoes that draw a Wine Spectator-recognized wine list every winter are closed until early October, the terrace empty, the reservation book not yet open.

The difference in schedules offers a snapshot of how Marco Island businesses operate through the summer and into the returning season. This month, that contrast is visible at several addresses around the island.

Two Restaurants, Different Seasonal Schedules

Sale e Pepe and 844 Gulf & Prime have different schedules for the exact same stretch of the calendar.

The 844 Gulf & Prime moved into the space that used to be Arturo's, a large room that spent years waiting for someone to commit to a full concept there. Gulfshore Life now lists it as a Modern American, water-view dining room built for shareable small plates and full entrees, and it opened during the summer months, while Sale e Pepe is closed for its seasonal break.

Rose Marina's Proposed Expansion

A Marco News report describes a proposal at Rose Marina, a few doors up the street. The marina sits at 951 Bald Eagle Drive, in Factory Bay, barely a hundred addresses from The 844 Gulf & Prime. The marina, which has operated there since it opened as Marco River Marina in 1969, wants to add a 200-seat waterfront restaurant, expand its parking lot, add 20 outdoor boat storage racks, and reconfigure the property to handle it all. The Marco Island Planning Board voted 5-2 on July 23, 2026, to recommend the city council approve the plan, which now heads to a future council meeting for final consideration.

Rose Marina is home base for rental boats, jet skis, charter fishing operations, the Marco Island Princess, the Key West Express, and other charter yachts running out of the basin all year.

The proposal comes with friction attached. Some neighbors on Magnolia Court, which abuts the marina, raised concerns during the planning process about additional buses and cars on Bald Eagle Drive and the surrounding side streets.

The board's recommendation came with conditions built in: no debarkation vessel may stay overnight except during severe weather, no more than two commercial vessels over 100 feet or 100 passengers may be moored in the Magnolia waterway or marina basin at once, and no more than three tour buses may be on the property at any time.

Those are not abstract rules. They are conditions attached to the board's recommendation for a marina that has quietly run since the Nixon administration.

New Tenants Planned at Marco Town Center

Two businesses are working toward opening at Marco Town Center, the retail corridor at 1035 N. Collier Boulevard:

  • Thai Thai Sushi Sports Bar is targeted for Suite 302, the end space that used to be Breakfast Plus. It is the third concept from owners Kiwi Sonethavilay and Tanapong Khayankit, who already run Thai Thai Sushi Boat in North Naples and Thai Thai Sushi Bowl on the stretch of road between Marco Island and U.S. 41 East.
  • Mr. Bentley's Ice Cream has committed to Suite 308, a few doors down.

For Sonethavilay and Khayankit, the planned Marco location adds to their existing restaurants in this market.

Businesses Open Through the Summer

Several businesses on Marco Island remain open through the summer.

Stan's Idle Hour Seafood Restaurant in Goodland has been family-owned and operated since 1969, and it keeps its waterfront program running straight through summer the same way it has for decades. The Italian Deli and Market, family-owned for more than 25 years, keeps its counter service going through the off-season without interruption. The Boardroom Tavern, in the heart of Olde Marco, runs live music every night of the week, season or not. CJ's on the Bay, in the Esplanade Shoppes on North Collier Boulevard, keeps its Thursday evening live music slot at 6 p.m. going regardless of the calendar. The Oyster Society recently added a late-night sushi special, 50 percent off from 9 to 10 p.m. at the bar, unavailable Friday and Saturday.

These places prove the island was never going to sit empty in August.

The One Gap Still on the Calendar

There is one piece of the routine that genuinely does not have a workaround right now. The Marco Island Farmers Market at Veterans Community Park, on Park Avenue, does not run in the summer months. It typically returns in November and continues through the following spring, and nothing on the island currently fills that exact slot, not the resort-adjacent grocery runs, not the deli counters, not the produce at Publix in Town Center. If you have built a weekly habit around that market, this is simply the stretch where it does not exist yet.

Both follow seasonal schedules, but neither one is a sign that the island goes quiet.

Over the coming weeks, before Sale e Pepe reopens in early October and the market typically returns in November, you can look at Marco Island's restaurant and marina landscape and see which businesses are open, closed seasonally, or planning new locations. Together, these schedules offer a snapshot of the island's activity through the off-season.

At Alfred Robbins Realty Group, we track these shifts on Marco Island the same way we track them across Naples, because seasonal schedules and year-round activity help illustrate how a community changes throughout the year.
